    Easy way Adrian is to set out what you want and roughly cost then add 15%.

    Depends on what you have in mind. £2000 although it seems a lot when you get down to listing that will give the clue. Always find that setting a budget is not always the thing. I then aim for that budget then find it is always exceeded.

    If it was me Adrian I would want to get out and start a new life. Gets rid of all the regrets and the past has gone. Life does not stand still so make the most now of what you have in the future. I am all for moving on. Sold my house and moved into our flat 5 weeks after putting our house on the market. A whirlwind time but boy am I pleased with the result. Time and tide, as that old expression, wait for no one and neither does life.
