Looking at buying a bit of scrubland out the back of my house (up to 1000 square meters). I have no intention to build on it apart from maybe a garage. The owner will never be able to get planning permission for it either due to various reasons.

My question is. How do I value this land? Anyone with some knowledge about this type of thing on here?

Not bought anything like this but is land through an estate agent? If you know and can back up that the land cannot be built upon then you could have an issue yourself regarding a garage as it is a permanent fixture, of course maybe you could put a static caravan on the site as it isn't a permanent fixture but large enough for you to use. If it is no good for building on then it is just garden or waste ground then of course that may effect the price, you're talking at around a 1/4 ish of any acre. 4046.856 square meters = 1 acre. Saying that your in Scotland so Scottish land law and regs may be different Allyne.

As a rough guide there is 0.6 of an acre 2417 sqr meters of land with permission for a 4 bedroom house 3 miles from you with a guide price of £130, 000-down to £104, 000 with work already started on the land.

I don't know how to value it but we wanted to buy some land behind us, it was going to cost £2500 for 6ft x 15ft so we didn't bother, it's not cheap

The problem with land Allyne is they just don't make it any more.

From what I've just read on the Scotland.gov website. Land for sale is normally on a land registry, most of it isn't for private build as it may be registered for commercial use,

It seems you have to look for the specific plot of land through plotfinder.net or similar site a and then go from there, some of these sites you need to be a member or register on them for a cost.

Prices range depending on situation and quality of land 1000 sq m is about a quarter of an acre, there's land of half acre going for 82,000 quid, and 120 acres going for 140,000 so prices seem to vary considerably.

Cheers guys. I know the land owner and he does sell plots on the land behind us. But he can't get planning for directly behind my cottage (and the others in my row) for various reasons.

I think if you do manage to buy it, cheaply enough then maybe a large wooden workshop type should be feasible as it is built on the lines of a shed and is not a fixed structure.

If it has a floor then its considered permanent as its classed as a foundationed structure..... No floor in barns ... That's how you get away with building them anywhere.

In Scotland you 'should' obtain permission to erect a shed on your own property, if you're council then you have to get permission and they normally only consider a 6x4, not very often you can have two sheds ... We have a 6x4 and a 10x8... The 10x8 took a right load of negotiation to get it sorted for motorcycle secure storage.

Think you will find that if the land is not designated domestic you will not be allowed to do anything on that piece of land without planning permission except replace something which already exists.

That's right Laurie, most of the spare land up here seems to be registered for commercial use already, I suppose they're holding it for further housing development.

The land that this person owns was originally bought as a whole wooded area. He has since over the years added a certain amount of plots and is only allowed another ten plots to go on the land. None behind and within at least 200m of my property.

I might just bite the bullet and see if he'll sell me some land and at what price.

If you look at the land prices up in Moray, they do seem to be a little cheaper than down her and on the west coast Allyne.

You may get a nice deal and be pleasantly surprised, hope it all goes well, let us know what the out come is.

Try and get it sorted asap coz 'come the revolution' .... It all might change

A little story about land grabbing hope you don't mind.

I live adjacent to an electric railway line ,there is but 15 feet from end of garden to the rail line with a strip of dirt about 30 by 10 feet.

Him and her up the road with the same outlook thought they would claim that land that a joined their garden.

So one year they flattened it and cleared the rocks and planted conifers all round it .

Another time they laid a bit of a patio believe it or not the railway people didn't notice it until of course the trees started to touch the train line, looked over the edge and hey, Shangri-La.

When the railway people approached them they were not at all guilty.

The people were adamant they had done nothing wrong. And were claiming some ill thought up right to do so .

In the end the railway people had to clean it all up at no cost to the land grabbers.

I have this long lasting vision that maybe one sunny day they would be out there sipping the pimms on the un level patio ,and a train would pass and arc down the umbrella through the metal table and them .And they would still be sitting there sipping their pimms only carbonised and black and dead.
