Sorry to hear that john , but it can only get better from now on . The scumbags are no longer in there ( hopefully in custody ) and it sounds like you’ve got some fantastic mates to get things back to normal . The letting agent should be a bit more vigilant now . Cheers tonyComment

Indeed John, the agents have been for of a better word crap, " oh the cleaners got a bad back, electricians are either on holiday or ill . We still be waiting for cleaners , until we found some from Peterborough, this will allow the decorators in on Tuesday.Comment

Sorry to hear of this John, not the best thing to find in a property you rent out,
When we bought our current house, we couldn't understand why we found a water feed system in the loft, didn't think much of it to be honest,...we honestly thought it was there to top up the central heating system, ..(.I didn't know much about boiler / central heating systems etc at that time ), so when we replaced the boiler we had it all torn out and capped off, and happily carried on with our lives.
fast forward to a few years later, whilst B&Q were ripping out the kitchen to replace it, we discovered a load of well hidden electrical cabling near the mains consumer board in the kitchen, this was connected to the mains 'before' the meter, this cabling had been cut off but left where it was installed, so it wasn't drawing any power,
the electrician upon checking this out ..(he was installing a new ring main for the kitchen appliances), he told us this was done to bypass the meter and so wouldn't be charged for and more importantly illegal,
it all pointed to the 'growing of cannabis', which then made perfect sense why the irrigation system was in the loft,
We were informed that he should now stop work and report it to the police and electricity board who would come and carry out an investigation leading to potential criminal charges being made against us, but seeing as the cable was had clearly been installed many years ago...it was the old colour cables, he did us a 'solid' and rectified all the wiring and accepting that honestly knew nothing about the dodgy wiring didn't report it to the police or electricity board.
this is just one of the many dodgy things we found that had been done in the house prior to us buying it.Comment

Surprising! Letting agents should be liable for any damage - due diligence & regular property checks not carried out. Our German friends will soon be able to grow their own - up to 3 plants per household for personal use. That would certainly cut down on cannabis farms - I think a lot of other countries are watching with interest......................
